Purpose of Position

The purpose of this position is to direct and manage all aspects of Relationship Management, Portfolio Management, Accounting, & Administration on behalf of the Corporate Real Estate team. This position is responsible for strategic leadership and tactical execution within the defined role and skillset. It delivers creative and techinical solutions within the real estate space. This position will report to the Director of Real Estate.

Tasks and Responsibilities

  • In close relationship with department leader, 
  • Develop and execute corporate real estate strategies in support of business needs
  • Identify and implement sound business strategies and best practices for the department
  • Identify and prioritize business requirements in support of overall business strategy
  • Establish annual and multi-year operating budget forecast and projections
  • Create “Value Add” opportunities to support real estate, lines of business and the business as a whole
  • Identify innovative opportunities to enhance quality, decrease cost, reduce project timelines, and increase line of business satisfaction
  • Drive creativity and innovation by staying on top of industry trends
  • Ensure portfolio strategy and real estate assets are aligned for optimal business use 
  • Develop and leverage benchmarks to identify market and workplace trends, risks, and opportunities 
  • Use data to deliver insights, promote engagement and drive action 
  • Manage real estate occupancy and efficiency goals
  • Transfer best practices among team and lines of business
  • Analyze tools and resources for the department including solutions cost, suitability, training, implementation, and on-going performance
  • Support the management and achievement of financial, operational and other measures established for business unit stakeholders.
  • Dedicated customer advocate, primary point of contact for lines of business for real estate needs – Become a trusted advisor and member of the LOB
  • Prepare and present reports and presentations to business unit stakeholders and senior leadership
  • Identify strategic business function opportunities in conjunction with lines of business
  • Work with lines of business to develop and present business cases, scenario modelling and reporting to facilitate enterprise-level decision-making
  • Engage with team members on projects and program initiatives on behalf of the lines of business to ensure communication of objectives and project delivery
  • Work in coordination with inter-department managers throughout project life-cycle to ensure workflow and proper communication
  • Assist in gathering information for formulation of the high-level estimate for project proposals
  • Champion AFEs for unbudgeted spend on projects
  • Provide reporting regarding leased property to Tax, Accounting, FP&A, Procurement & Risk Management
  • Manage lease portfolio including tracking expenses, lease date events, audits, lease clauses, notices
  • Pay all rent payments and bills in accordance with their deadlines
  • Compile accruals for department’s input to Accounting close process
  • Track CIP for all construction projects and communicate progress to Accounting
  • Review month-end rent entries and department financials
  • Onboard new vendors and manage financial relationship
  • Manage team’s purchase orders based on the approved budget
  • Create and monitor budget
  • Oversee all expense funding for Corporate Real Estate endeavors
  • Utilize the following tools: Great Plains, ReqLogic, Prolease & GAMS
  • Perform analysis for bench marking, market trends & space planning
  • Provide reporting regarding leased property to Tax, Accounting, FP&A, Procurement & Risk Management     

Education

Bachelor's in Finance or Accounting

  • Industry specific certifications, licensing, coursework a plus but not required
  • CPA, CFA, Master's degree a plus
